It’s highly recommended. Pre-approval shows sellers you’re serious and allows us to act fast. I can connect you with trusted lenders.

How much do I need for a down payment?

It depends on the loan. Some programs start as low as 0–3.5% down; others are 5–20%+. I’ll help you explore all your options.

What about closing costs?

Closing costs are usually 2–5% of the purchase price. Sometimes we can negotiate seller credits or builder incentives.

Do you work with new builds?

Yes. I’ll help compare builders, lots, timelines, warranties, and incentives while negotiating on your behalf.

Can you help if I’m out-of-state?

Yes. I offer virtual tours, digital signatures, and coordinated inspections to make the process seamless.

How are you paid as a buyer’s agent?

Compensation is disclosed and agreed in writing before showings. In many cases, it’s offered by the seller or builder.
